One set of keys, two separate standards.
In short: Why building and pest are usually booked together on an Edmondson Park purchase.
Two standards
AS 4349.1 covers the building and AS 4349.3 covers timber pests. The scopes differ, the exclusions differ, and each produces its own report.
One attendance
The access is the same, the roof space is the same and the vendor's patience is finite. Running them together is cheaper and needs only one appointment.
Where they overlap
Moisture. Water held at a wall is a building observation and a conducive condition simultaneously, and it appears in both reports for different reasons.
Where they do not
Structural cracking belongs to the building report alone. Historic termite evidence sits in the pest report by itself, and noting it does not mean anything is active now.
On this stock
The building report is the one to read closely, because everything here is recent. The pest report earns its place by settling the termite system and its notice.
