Six steps, from the first message to the call after the report.
The lot or street address and where the build has got to. A fixed price comes back with travel included.
Usually inside the week. On a stage inspection the builder's program sets the date, not our diary.
One message saying an independent inspector is attending avoids a locked gate and a wasted trip.
An hour on a pier check, two to three on a frame or handover, longer where an upper storey has to be reached safely.
Inside twenty four hours, every item photographed, located and referenced to what it fails.
A call that separates the structural items from the presentation ones, so you know which three to hold the line on.
Excellent inspector, very thorough.
Ibrahim called me and offered to call him if I need any further clarity which is fantastic.
Great service that provides a detailed report that is easy to understand, very simple to book and reschedule inspections as required.
Max did a great job at our inspection, we are very happy with the report conducted and the detail provided.
We inspect every estate in Edmondson Park 2174 and the surrounding suburbs of Bardia, Horningsea Park, Prestons, Carnes Hill, Glenfield and Denham Court. Our local inspectors are on site in Edmondson Park most weeks, so travel never adds to the price.

It tracks the property and the stage. A frame check on a single storey is at the lower end and a double storey handover with a big roof space at the upper. Put the address in the form and the number comes back with travel included.
Usually within the week. For a stage inspection ring as soon as the carpenter or the bricklayer is finishing, because the window is short and it belongs to the builder's program.
Inside twenty four hours, and on a stage visit frequently the same evening, since the value of a stage report expires the moment the next trade arrives.
No. The builders, the engineering conventions and the trades move across this whole corridor, which is why the same findings recur from one suburb to the next. The photographs illustrate what we look for; your report is about your house.
A connection that does not match the engineering. It came up twice on Austral frames, and it is the one item a builder cannot really argue about, because it is a comparison between the drawing and the thing built.
Council handles the planning approval. The build itself runs through a principal certifier who issues the construction certificate and the occupation certificate and does the mandatory critical stage inspections. That serves the certificate, not your defect list.
Framing against AS 1684 and your engineering, masonry against AS 3700, wet areas against AS 3740, termite management against AS 3660, and the whole job against the National Construction Code, the ABCB Housing Provisions and the Guide to Standards and Tolerances 2017.
Yes, and Edmondson Park has a real unit market rather than a token one. An attached dwelling adds party wall detail, fire separation at every penetration and control joints, none of which a freestanding house presents.
The Home Building Act 1989 gives six years on major defects and two on everything else, counted from completion. The two year window covers most of a handover list and closes without warning.
What we do is visual, and confined to whatever can be reached without risk. No circuit is switched on, no pipe put under pressure, no appliance run, nothing dismantled and no engineering certified.
Bardia, Horningsea Park, Prestons, Carnes Hill, Glenfield and Denham Court, along with Austral, Leppington and the rest of the south west. There is no travel charge anywhere in it.
It goes to your builder, and we ring you to work through it. The call is where the list turns into a plan, because it tells you which items are structural and which are presentation.
